Project Overview
The Manyatha Tech Park Flyover represents a transformational infrastructure project that connected Embassy Group’s sprawling 121-acre tech park to Bengaluru’s Outer Ring Road network through a dedicated flyover. This project directly benefited nearly 100,000 employees working within the park.
The Challenge
Problem: Manyatha Tech Park, home to 100+ multinational and Indian IT companies, faced severe traffic congestion on the Outer Ring Road. Peak-hour traffic jams caused 30-45 minute commute delays, impacting employee productivity and the park’s business competitiveness.
Complexity: The project required creating seamless connectivity between ORR and the tech park while maintaining traffic flow on a heavily-used corridor, all while the park continued full operations.
Scope of Work
Dedicated Flyover Connection
Grade-separated flyover linking Nagawara-Veerannapalya corridor to tech park
Dedicated Entry & Exit Ramps
Separate entry and exit ramps eliminating merging conflicts
Road Infrastructure
4-lane flyover with modern pavement and drainage systems
Utility Corridors
Dedicated spaces for power, water, and telecommunications
Modern Lighting
Energy-efficient LED illumination for safety
Traffic Management
Advanced signage and traffic control systems
Solution & Execution
Approach: PJB Engineers employed a phased construction strategy that maintained continuous traffic flow on ORR while constructing the flyover. The team:
- Developed independent sub-sections to enable parallel construction
- Coordinated with BBMP and traffic police for minimal disruption
- Implemented night-time construction schedules for peak-hour protection
- Created temporary traffic diversions that minimized commute time impact
- Maintained open communication with 100+ IT companies in the park
Project Outcomes & Impact
Measurable Improvements
The flyover reduced peak-hour commute times by 40-50%, transforming employee experience and the tech park’s competitiveness. The dedicated entry/exit ramps eliminated merge conflicts, resulting in smoother traffic flow across the Nagawara-Thanisandra-Veerannapalya corridor.
